The short version
Key every room to its finish code off the schedule. Trace to the inner wall face, not the centreline. Take out columns, shafts, stairs and casework. Split the doorway strip once between the two rooms it sits between. Run base along the wall, not the room’s perimeter, and add transitions at every material change. Key every room to its finish code before you trace anything
A finish schedule can carry carpet tile in the offices, porcelain in the toilets, sealed concrete in the back and LVT everywhere else on the same floor. Read the schedule first and key each room tag to its code before tracing a single area, the same way a count starts with deciding what one symbol means.
Flag both directions: a room tag with no matching schedule row, and a schedule row that never appears on the plan. Either one is a hard stop worth an RFI, not a guess at which material wins.
Trace to the inner face of the wall, not the centreline
Flooring is laid on the floor the walls stand on, so the material stops where the wall starts. A set dimensioned to face of stud, which most US sets are, settles this for you rather than leaving it a judgement call.
Tracing to the wall centreline instead adds roughly the same sliver of extra area on every wall, always in the same direction, so the error does not average out. It compounds across a floor plan the same way a scale error compounds across a sheet.
Take out what is not floor before you read the area
Columns, shafts and stair openings come out because there is no material laid under any of them. Casework is the one worth a second look: whether a tiled kitchen is priced under the base units depends on the spec, not on the plan alone.
Delete these before you read the total, the same discipline as taking a legend out of a symbol count. A stray deduction missed at this step is invisible an hour later and still in the number.

Count the doorway strip once, split between the two rooms
The floor under a doorway is real area, and something has to own it. Splitting the strip at the threshold, half to each room, counts it exactly once. Dropping it at the jamb undercounts a continuous pour running through the opening; giving the whole strip to both rooms counts it twice.
It is a small strip on any one door and a real number across a plan with forty of them, which is why it is worth deciding as a rule rather than case by case as you go.
Run the base along the wall, not the perimeter of the finish
Base follows the wall run, including every jog, alcove and column the simple perimeter of a room skips. It is a longer trace than it looks, and it is a different unit from the area above it: linear feet, not square feet.
Door widths come out of the run the same way they come out of any wall-run trade, and it is worth naming the base separately from the field material so the two totals can be checked against each other rather than assumed to agree.
Add transitions where materials change, at the real opening width
Every place two finish codes meet wants a transition strip or a threshold, and it is the item every trade source names as the one that gets left off a bid and turns into a reorder. The width that matters is the opening’s actual frame width, not an assumed door width, because a double-leaf opening is roughly twice a single door.
Cut per opening rather than off the running total. Stock lengths do not divide evenly across a plan’s worth of openings, and rounding the total instead of each cut under-orders the difference.
Keep the net area and the order quantity as different numbers
A measured net area, a contract quantity and what actually gets ordered are three different figures, and folding a waste allowance straight into the trace hides the assumption instead of making it something the estimator can argue with.
Broadloom, tile and sheet goods each waste differently depending on roll width, pattern repeat and the direction of the lay, so the same net area can carry very different order quantities depending on decisions made after the area is already known.
Measuring to the wall centreline
Adds roughly the same sliver of area on every wall, always in the same direction, so it compounds across the floor instead of averaging out.

Folding an exterior space into the interior subtotal
A patio or a loading pad outside the exterior wall carries a real slab and often a real finish note, but it is not interior floor finish. Measure it under its own heading.
Averaging carpet and resilient into one area figure
Different units as often as not, SY against SF, different waste behaviour, and a combined total cannot be pulled back apart once it is mixed.
Treating base as the room’s perimeter

Forgetting transitions at every material change
The classic omission every trade source names. Missing it does not show up until the reorder.
